UPDATE 06/11/2015:  The project name changed to Ke Kilohana.  Howard Hughes Corp the landowner and developer has switched the project to a rental housing project.  At the last hearing before the HCDA (Hawaii Community Development Authority), the development was not approved.  We are waiting to see what the future will be for this new building in Kakaako.

Ke Kilohana at 988 Halekuwila is a new development planned by Victoria Ward Ltd and Howard Hughes Company. It is part of the first phase of an ambitious neighborhood redevelopment plan. The entire Howard Hughes Ward project has an impressive LEED certification which is a major breakthrough for local sustainable design.

404 Ward Ave features a 38 story high-rise tower with 424 condos. The unit mix will be 141 one bedroom, 191 two bedroom, and 92 three bedroom condos. There will also be about 25,000 square feet of commercial space on the ground floor. Out of the total 424 units in the tower, 375 will be reserved for local Hawaii residents in need of affordable housing.

The tower’s design has some unique features. There is an abundance of open recreation space available (over 35,000 square feet) due to several large multiple level lanais that appear as large cavities in the façade of the building. Also, the tower is not all glass like many other new developments, but a mix of metal and glass.

The location of the structure is very close to a future HART rail line. The rail makes a turn around the lot and there will likely be some noise from the steel wheels and rails. On the bright side there will be a train station right across the street for easy commuting and It’s sure to be a vibrant neighborhood.

This phase of development has been approved by the HCDA and is currently awaiting review by the real estate commission. Sales are expected to begin in late 2013. Construction is scheduled to start in early 2014 and be completed in 2016. Please contact us for the latest available information
